How many offers does it take to get a home and what is MY agent doing to help me?


Most real estate agents today are putting their clients on automatic systems looking for properties within their parameters and they computer does everything. We do this too, BUT we also do much much more. On the point of the computer, with short sale, foreclosures HUD etc….what if your agent is ACTUALLY LOOKING at homes for you and not just SENDING you homes? We do this. Pilar Scott-Walker spends hours a day scrolling through the system, knowing pricing and market and conditions to help you find a home.


Well there are many things. First all of your agent needs to be PROACTIVE and what do I mean by that? Well in my opinion the agents job for buyers and sellers that agree to work with the agent or are under contract to work with agent DESERVES their Realtor to put the most time and effort into finding them a home and if you have property giving YOUR buyer the opportunity to view it first! An agent should spend a certain part of EVERY working day looking to put their buyers and sellers together. If you have a buyer looking for a certain property say in Valencia or Castaic and the property is not available, how about going into those neighborhoods and actively looking for people that MAY consider selling but have not listed yet? How about going to AGENTS who are known to list property in those areas and ask if they have any POCKET listings or something coming to the market soon?


In markets like the one we are in, it is important to reach out within top networks and get opportunities for properties BEFORE agents put them in the computer. We are members of several top notch networks of WORKING Realtors with ALL COMPANIES and we get together and “Pitch” properties that WE HAVE NOT LISTED YET to give agents we know, respect and close transactions opportunities. Our Keller Williams office has approximately 300 agents alone. We have a strong network of agents looking to work with each other and put transactions together.


If you are out there putting in 10,15,20 offers and getting no results ask yourself what is the agent doing besides automatically sending you properties. If you are selling your home, and EVERY AGENT IS SHOWING THE PROPERTY BUT YOUR AGENT, ask them why. I am not saying this means they are doing a bad job. It means you, your agent should be on the same page, if you are not on the same page, evaluate your goals, and relationship.
