Quick notes on selling your home NOW!


The real estate market is still hot! In a hot market I am referring to homes are selling fairly quickly and most are getting top dollar and/or great terms favorable to the seller such as length of escrows, type of (if any) repairs etc…Buyer are still getting good opportunities due to interest rates as well, BUT in any market there are homes that do not sell or do not sell as fast. If your home has been on the market for a little while here are a couple of ideas to why it may not be selling.

The price. The home MAY be priced within the recent comps but if people are coming to the home and not making offers it means the price is good enough to get them there but something about the property is not getting them to make offers. if no one is coming it means buyers and/or their agents are ruling out your property by its price and not wasting time to come in person
The condition. Does your property need some obvious repairs? How does it show? Ask yourself if you were THE BUYER and you were seeing YOUR home for the first time, would you like it? Is it cluttered? How is the curb appeal? These are definite questions to ask yourself so your home shows as best as it can. Buyers buy on emotion. Does your home “SPARK” their emotion to buy?
Marketing. How is your home being presented? Is it accessible on internet but MORE IMPORTANTLY IS IT BEING TARGETED ON THE INTERNET! Is your agent providing enough EFFECTIVE AND EFFICIENT internet marketing? Are the other agents from other companies showing your property if not why? Is it in the local MLS? Is your agent liked and respected? All these are factors that may be part of the reason your home is on the market longer.
