For many, buying a home isn’t just a financial or investment decision, it’s also an emotional one. While it is understandable that you and your family may be ready to move, many buyers make mistakes in how they go about trying to find that dream home. Here are a few examples, and solutions.
Mistake number one: Putting the cart before the horse, or looking without knowing what you have available to spend.
This is one mistake many wanna-be home buyers make. They start looking, dreaming, and in some cases, even try to make an offer on a home...WITHOUT BEING QUALIFIED BY A MORTGAGE LENDER! This is no-no number one. For one, you’re wasting everyone’s time; the sellers, your agent, and yes, even your own time. Without knowing your qualified budget, you have no way of knowing how much, or how little, you can spend on a home. You may be way out of your league, or you may find you can qualify for a larger loan amount than you realized. Getting your money in order first will put you on a better track to find your dream home quickly.
Mistake number two: Starting your home search without a Realtor.
Starting your home search without a licensed real estate professional is akin (especially in this hot market) to looking for a needle in a haystack; especially if you do not live in the area where you are searching. Your Realtor will know the neighborhoods intimately. They will know what’s for sale, and can even network to find homes for you that are not yet available in the Multiple Listing Service. Mistake number three: Working with more than one real estate buyer’s agent.
This is another method that a buyer can unwittingly use to waste everyone’s time, including their own. There is absolutely no reason for a home buyer to work with more than one real estate buyer’s agent. Some buyer’s reason that they will get a “better deal” somehow by working with multiple agents. There is no logic to this form of thinking. Working with one agent or team you can trust will get you into your home faster.
Mistake number four: Not signing a buyer-broker agreement.
Many home buyers balk at signing a buyer-broker agreement, and for all the wrong reasons. They feel this may “lock them in” and force them to work with the buyer’s agent, even if they do not like the level of service they are receiving. A buyer-broker agreement lays out exactly what you can expect from your agent, and defines IN WRITING the scope of their tasks. This agreement gives buyers peace of mind that they have recourse in the event their agent does not perform their duties as promised.
