This is a question you should ask ANY real estate person if you are considering a short sale. Let me tell you WHY us. Each short sale and each sellers situation is different. There are certain things that are constant, but a good part is specific to each client. Sometimes a short sale MAY NOT be the best option for you as a seller. Some of the major banks feel we know the short sale market and system SO WELL, when they have customers that may qualify or need to look into qualifying for a short sale with their companies, they recommend us. You can imagine if you are purchasing a short sale, and lets say the process takes 4, 5 , 6 months JUST TO SHORT SALE APPROVAL and then the short sale lender gives the potential buyer less than 30 days to close escrow. We are skilled enough to make sure PRIOR to putting that buyer under contract, we know they have the ability to do so AND more importantly with experience and relationships we have are able to often get extensions on the approval, trustee sales postponed and all the things that an agent with less experience may not accomplish.
